Do you offer 5% deposit on home loans?

 Yes, we do — and there are two main ways to get a home loan with just a 5% deposit:

1. First Home Guarantee Scheme
If you’re a first home buyer and meet the eligibility criteria, you could qualify for the First Home Guarantee scheme, which allows you to buy with just a 5% deposit and no Lenders Mortgage Insurance (LMI). This can save you thousands of dollars upfront.

2. Standard Home Loan with LMI
If you don’t qualify for the scheme, we can still help you secure a loan with a 5% deposit by using Lenders Mortgage Insurance, which protects the lender in case you default. The insurance is either added to your loan or paid upfront.

How much can I borrow?

 Your borrowing capacity depends on a few key factors:

  • Your total household income.
  • Your living expenses.
  • Existing debts like credit cards, personal loans, or car loans.
  • Number of dependents.

 The timeline can vary depending on your situation and the lender, but here’s a general idea:

  • Broker Preparation: Once we have all the required documents, we can submit your application in as little as 1–2 hours.

     

  • Lender Assessment:

     

    • Fast-track lenders can give conditional approval in 1–5 business days.

       

    • Some lenders, especially for complex applications, may take 2–4 weeks.

       

  • Final Approval to Settlement:

     

    • If you’re refinancing, this can be completed within 2–3 weeks.

       

    • If you’re buying a property, it will align with your contract and usually takes 4–6 weeks.
